"I remember this one call from a tenant in my apartment building that had a large, shared garage. She said 'There's a waterfall coming out of the ceiling in the garage.' I said 'What?' She repeated it. Confused but alarmed, I asked her to send me a video of what she was talking about. Lo and behold, she was exactly correct. There was about a 4 inch hole with a waterfall pouring from it in the ceiling of the garage merely a few feet away from the signed Shelby Mustang that belonged to one of my tenants.
I was out of town.
First, I called my maintenance man to see if he could get there and sent him the video. He headed there immediately, thankfully, to shut the water off. Then I called my tenant who owned the Shelby. He often worked out of town and I was nervous he would not be around to move the car and this very expensive day was about to get massively more expensive. I was certain my insurance would not cover that car.
Thankfully, my tenant was home to move the car. The entire fiasco was caused by another tenant trying to hide puppies she had already been told to get out of the apartment. She left for the weekend, taking the puppies with her, while leaving her windows open, to let out the smell, during a freeze. All of her windows were open in a 1200sf apartment. The pipes burst in so many places I lost count. If my maintenance man hadn't been available... that day would have been so much worse."
